Chance to own a new home in Congleton for 80% of the market value

A low-cost route to homeownership is being offered to people in Congleton and the surrounding area.

Castle Green Homes is working with Cheshire East Council to provide homes at its Woodland Manor development on Barn Road at a 20% discount to the market value.

A first time buyer event is being hosted at the development on Saturday, April 25.

Visitors will be able to learn more about the two and three-bedroom properties available under the scheme and the qualifying criteria.

Independent financial advisers will be there to support buyers. Those who reserve a new home during the event will be offered £1,000 towards their legal fees.

Sales director Sian Pitt explained: “When we plan our developments, we assess local housing need and affordability. In Congleton we recognised that for some people the pressures of the cost of living make it difficult for them to raise a deposit and they perhaps need some extra help to be able to afford to buy a new build home. To help address that we’re working with Cheshire East Council to offer selected new homes in Congleton for sale at just 80% of the market value, making homeownership more affordable for local residents.

“Unlike shared ownership, there’s no rent to pay on the other 20% – it truly is a discount. This offers greater stability and financial freedom, particularly for those on a fixed rate mortgage, as they won’t have to worry about potential rent increases. Buyers can even use the mortgage calculator on our website to help workout what their monthly mortgage repayments are likely to be.

“Plus, because you own 100% of the property, there’s no staircasing to purchase the remaining share, which can involve valuation and legal fees when you want to increase how much of the property you own.”

Homes available at a discount to market value include a two-bedroom mid-news Brownlow style property, priced at £204,000, and a three-bedroom end-mews Astbury, priced from £244,000.

To maximise the potential of the space in the Brownlow, its ground floor is almost entirely open plan, save for the cloakroom. It features a combined lounge, kitchen and dining area, with French doors opening out to the rear garden.

Upstairs, there are two double bedrooms and a family bathroom.

The three-bedroom Astbury has a similar ground floor layout. Upstairs, there’s a double bedroom, two singles and a family bathroom.

To qualify for a discount to market value home, under criteria set by Cheshire East Council, buyers must have lived or worked in Cheshire East, or have an immediate family member living there, for a set amount of time.

They must be able to demonstrate that their household income means they can’t afford to buy without the discount.For the three-bedroom homes, priority will be given to those with dependent children.

The original discount percentage and eligibility apply to every future sale of the property to ensure it remains affordable.

Across Woodland Manor, Castle Green is building a good choice of homes. Open market prices currently start from £340,000 for a three-bedroom semi-detached Marlow.

The first time buyer event takes place at Woodland Manor from 11am to 3pm on Saturday, April 25.
