Christmas comes early for homebuyers

Beat the Boxing Day bounce and changes to stamp duty with the bonus of a mystery gift to help wrap up plans to move to a new home.

We’re launching a 12 Days of Christmas campaign, with a surprise incentive for anyone who reserves a new home at one of our developments between December 1 and 12. Available at various locations, including Bridgewater View in Daresbury and College Park in Christleton, Cheshire; Orchard Place in Thornton, Sefton; and in the Wrexham area at Llys y Coed in Rhosrobin and Trevalyn Place in Rossett, it has the potential to save buyers thousands of pounds.

Sales director Sian Pitt said: “The traditional 12 days of Christmas covers one of the busiest periods for the housing industry – from Boxing Day to January 5. The Boxing Day ‘bounce’ sees an increase in both the number of properties listed for sale and people looking to move. We’re entering into the festive spirit with our 12 days of Christmas campaign, encouraging buyers to make a head-start on their new year goals. Almost like an advent calendar, they won’t know what the gift is we’re offering that day until they reserve. It could be a deposit contribution, furniture package or we could pay the stamp duty. With rules around stamp duty in England changing for completions after April 1 there really is no time like the present when it comes to looking for a new home.”

The current threshold for stamp duty for those buying their first home in England is £425,000. Providing they complete the purchase by March 31, 2025. From April 1, they will need to pay stamp duty on homes priced over £300,000.

Orchard Place offers a good choice of two, three and four-bedroom homes, with current prices from £254,995 to £519,995.

A four-bedroom detached Heatherington at Orchard Place, priced at £409,995 would be stamp duty free for a first time buyer under the current rates. From April 1, they’d pay £5,499 in stamp duty.

The rate of stamp duty is different for those buying their next home. At the current rate, someone who’s previously owned a property would pay £7,999. This would rise to £10,499 from April 1.

Bridgewater View offers a good choice of two, three and four-bedroom homes. Current prices start from £172,896 for a two-bedroom Oakley style property, available at a discount to market value subject to qualifying criteria.

At the current rate, someone who’s previously owned a property would pay £13,499 in stamp duty on a four-bedroom Chatsworth style home at Bridgewater View, priced at £519,995. This would rise to £15,999 from April 1.

Over at College Park, the final few large and luxurious three, four and five-bedroom homes are now on sale. Prices start from £694,995 for an Egerton style property with three en-suite bedrooms. At current rates, the stamp duty on this home would be £22,249, rising to £24,749 from April 1.

Between them, Llys y Coed and Trevalyn Place offer a range of three and four-bedroom homes, with current prices from £274,995 to £689,995.

Selected properties at Llys y Coed priced under £300,000 are eligible to be purchased with Help to Buy Wales. It offers the chance to secure a new home with a 5% deposit and 75% mortgage, with the remaining 20% covered by an equity loan, which is interest free for five years.

Applications for the scheme are available until March 31, 2025. The final date for legal completion under the scheme is December 19, 2025.
