Free advice for first time buyers in prestatyn

A first time buyer event is taking place in Prestatyn this Saturday 6th June with free expert advice available.

Hosted by Castle Green Homes at Sŵn y Môr, on Gronant Road, it will be an opportunity for aspiring homeowners to learn about the support available including Help to Buy – Wales and Made to Measure Rewards including Deposit Boost or legal fees paid.

We have a small number of two-bedroom homes in Prestatyn eligible for Help to Buy Wales but also have other ways we can support first time buyers who perhaps have already started a family or want to purchase a home they can grow into. Castle Green’s friendly, experienced sales team will be joined by independent financial advisors during the event.

Before then, prospective purchasers are encouraged to create a Willow account on the Castle Green website and explore the house types and use the free mortgage calculator.

“The mortgage calculator can help you work out what your monthly mortgage repayments are likely to be based on the house price, deposit you’re able to put down and the loan to value of the mortgage you’d need,” Sian added.

“It’s a great tool when it comes to assessing affordability and it won’t impact your credit score.”

Castle Green’s homes in Prestatyn are among the most energy efficient available, meaning properties priced up to £300,000 are eligible to be purchased using Help to Buy Wales.

It can potentially be used to purchase a two-bedroom Eaton style property, priced from £250,000. There are three of these homes available.

Someone purchasing with the Government-backed scheme should typically only need a 5% deposit and 75% mortgage. The remaining 20% is covered by an equity loan, which is interest free for five years.

The deadline for applications to Help to Buy Wales is September 30.

For those looking for a larger home, there are three-bedroom properties available from £315,000.

While these are above the Help to Buy Wales threshold, Castle Green could offer a deposit boost.

“For some people it’s the need for a large deposit that’s holding them back from buying their first home. They’re torn between waiting to buy while they save more or buying now and facing higher mortgage repayments. Deposit boost does as the name suggests – boosts buyers’ savings, which should then give them access to a better interest rate and reducing their monthly mortgage repayments.”

The homes at Sŵn y Môr are being built in a semi-rural location, on the fringe of Prestatyn town. Many of the properties overlook open fields, with distant views towards the dunes and sea beyond.
