Help to buy a new home in Prestatyn

New homes in Prestatyn are now available with Help to Buy Wales, Castle Green Homes has announced.

A small number of properties at Sŵn y Môr are eligible to be purchased using the Government-backed equity loan scheme following an extension of the initiative through to September 2026.

Sian Pitt, sales director for Castle Green Homes, said: “Applications for Help to Buy Wales were due to close in March but the Welsh Government have extended the scheme for 18 months through to next autumn. It’s a real boost for buyers in Prestatyn as it means owning a new home at Sŵn y Môr should be easier to afford. With the aid of an equity loan, they should be able to secure a new home with a relatively small deposit of 5%. Thanks to Help to Buy Wales they should be able to access better mortgage rates, usually reserved for those who make a larger down payment.”

Help to Buy Wales is only available on new build homes, priced up to £300,000.

Castle Green has previously seen strong demand for properties under the scheme at developments in St Asaph and Rhosrobin.

Someone purchasing with Help to Buy Wales should typically only need a 5% deposit and 75% mortgage as the remaining 20% is covered by an equity loan. That loan is interest free for five years.

At Sŵn y Môr there are two property styles within the price cap for Help to Buy Wales – the Oakley and Eaton. Priced from £219,995 and £249,995 respectively, they’re both two-bedroom semi-detached homes

In both properties, the ground floor is almost entirely open plan with a combined lounge, kitchen and dining room to maximise the potential of the space. There’s a cloakroom in the Oakley and a dual function cloakroom and utility in the Eaton.

The differences are more apparent upstairs. The Eaton has two en-suite bedrooms, while the Oakley has two bedrooms and a shared bathroom. There’s a storage space in both properties.

Homes at Sŵn y Môr are currently being sold off plan via Peter Large in Prestatyn with the support of a range of digital assets via the Castle Green website. Buyers are encouraged to set up a Willow account via the website so that they can explore the homes and options and upgrades available, effectively creating a digital twin of the home they’re buying.
