Castle Green plans to construct 156 properties ranging from two-bedroom mews style homes, through to three and four-bedroom detached family homes on the 14.8-acre site which lies between the A547 and A55 North Wales Expressway. In doing so, it is anticipated that 265 jobs will be created, 92 of which will be directly involved in the construction of the site.
Whilst the North Wales Business Park was never fully finished, the facilities that it had delivered, including a medical centre and pharmacy, along with the job opportunities created on the developed part of the site and the transport links that grew as a result, made the remaining land very suitable for residential development. The site owners consequently placed an application with Conwy County Borough Council four years ago to free the land for residential use, and it was subsequently identified as an allocated housing site in Conwy’s 2013 LDP. This allocation was taken forward by Castle Green in 2016 when they submitted detailed plans for the development of the site.
Stuart Andrew, Design Manager at Castle Green, comments: “A growing local population in the Abergele area has meant that there is a real need for a new housing development of this kind and we’re delighted that the local authority has recognised the level of investment that has gone into our proposals.
“The vision for the site to form part of the business park was never fully realised and yet its proximity to established job opportunities and transport links make it ideal for residential development. Our plans will mean that it is transformed into an attractive and functional place to live which will enhance the local area and boost its economy.
“Significant time and consideration has gone into preparing our proposals to ensure that the development takes into account the existing character of the landscape and local built environment, as well as its impact on existing and future traffic flows in the town of Abergele.”
Castle Green’ proposals for the development reflect aspects of the design guide that had previously been prepared for the business park, whilst being complementary to the wider environment. Properties will be constructed using a mix of limestone and render and redbrick and render, with grey roof tiles. Wide roadways with footpaths either side will be flanked by grass verges and trees.
It is anticipated that work will start on the site, to be known as Bron Y Castell, in September 2017.
