Deposit Boost

The deposit required to buy a house is usually at least 5% of the purchase price. If you’re eager to buy a new home but only have a 5% deposit, you’ll usually need a 95% mortgage.

Lots of lenders are offering 95% mortgages on new build homes. But it’s likely that a 95% mortgage will be at a higher interest rate than a 90% mortgage, meaning higher monthly repayments.

We can offer a deposit contribution, which could boost your savings and your borrowing power to help make buying a new home easier to afford as with a bigger deposit you should then have lower monthly repayments.

Stamp Duty Paid

Stamp Duty, also known as Stamp Duty Land Tax (in England) or Land Transaction Tax (in Wales) is a tax paid when you buy a property. The amount of tax you pay is linked to the price you pay for your new home and will also vary depending, if you’re a first time buyer, already a homeowner and looking to move or will own more than one property. It can add thousands of pounds to the cost of moving home.

We can offer a Stamp Duty contribution or could even cover the total tax bill as your Made to Measure Reward.

Legal Fees Paid

A conveyancing solicitor has an important role in helping manage the legal side of buying a new home. The fees they charge can vary based on the complexity of the transaction, the location and value of the home you’re buying. The fees cover the solicitor’s time, plus any disbursements including local authority searches, Land Registry Fees to change the ownership of the property to your name and for transferring the funds to pay for your home.

We have a panel of solicitors we can recommend and could even pay your legal fees.

Customising your new home is easy with Willow, your digital new homes assistant. It uses industry leading technology to allow you to design your dream home and create a digital twin of how it will look.

You can test out the different combinations available in each room including standard options and upgrades, with a running total calculated for any upgrades added.

Your home will be designed by you and you can design the incentives we offer you with our Made to Measure Rewards. We may be able to help by covering the cost of some of the upgrades you choose.

It’s likely you’ll want or need some new furniture for your new home, either because you’re starting out or over or because what you already own doesn’t fit your new décor or the room layout. We can offer a furniture package with a range of stylish options including everything from sofas to bedroom storage solutions all in keeping with the latest interior design trends.

Your home will be designed by you and you can design the incentives we offer you with our Made to Measure Rewards. We may be able to help by covering the cost of some of the upgrades you choose.

Easy Move

If you’re an existing homeowner with a property to sell before you buy a new home, our Easy Move scheme could help speed things up. As the name suggests, it’s designed to simplify the selling and buying process.

We’ll take care of everything from appointing an agent and ensuring they sell the customer’s home within an agreed time frame.
